Should I renew a lease after the landlord states a desire to sell the building or convert to condominium?


I live in a small apartment building in NYC. Recently, our landlord indicated that he might sell the building to a condo developer (or that he might want to turn it into condos himself). Our lease is up soon. I am wondering if we sign a new lease, if the current landlord and the potential new building owner would be bound to that lease, so we wouldn't be forced out. Also, if our landlord wants to go month-to-month so that he can sell the building when he's ready, would we be able to demand a 1 or 2 year lease instead?
